The Sizing Rule In San Antonio

San Antonio's residential code (2024 IRC Section M1401.3, adopted unamended by City Code Sec. 10-36) requires heating and cooling equipment to be sized per ACCA Manual S from building loads calculated per ACCA Manual J or another approved method.

A load calculation looks at the house itself, not only its square footage. Ask anyone who quotes you to show their load calculation.

The City of San Antonio adopted the 2024 International Residential Code by Ordinance 2025-01-30-0075, passed January 30, 2025 and effective May 1, 2025.

An oversized system cools fast, shuts off early and leaves the air damp. Our short cycling guide explains why bigger is not safer.

Why That Happens

What A Replacement Quote Shows

  • The equipment by make, model and efficiency rating.
  • The labor, the materials and any changes to the ducts.
  • Every line priced, so you can compare quotes on paper.

You approve by link or by phone, and we save how you gave it.

Permits For A New System

In San Antonio, mechanical (heating and air-conditioning) work is regulated separately from home-improvement registration (City Code Sec. 10-116), and the City requires the state TDLR license for it (Sec. 10-114) — a Home Improvement Contractor registration is not the HVAC credential.

City of San Antonio building permits issued on or after November 30, 2020 are in BuildSA, the city's online permit portal.

Bexar County does not require a county building permit for single-family homes (including duplexes and triplexes) in unincorporated areas; county permits cover floodplain development, on-site sewage (septic) systems, right-of-way and driveway work, and storm-water quality.

In another city, ask that city's building office about the permit.

Ask for the permit number in writing, whoever does the work.

A Record Of What Went In

When we install equipment, we can give you an Installation & Warranty Record. It lists the model and serial numbers, the install date and the paperwork.

It also lists the manufacturer's warranty terms and any registration deadline. The record shown here is a sample, not a customer's.
